How do I determine if I have solid walls or cavity walls?

Properties built after the 1920s typically have cavity walls.   The cavity is the gap created by two walls of brick.
Older properties built circa pre-1920s most commonly have solid brick or stone walls with no cavity. Most
properties are fairly straight forward when determining your wall type. Properties built after 2005 are most
likely to have insulation installed in them from new.

If the brick pattern on your property is not exposed, the surveyor would be able to look for different signs (i.e
depth of windowsill ) to determine your property’s wall type.

Tell-tale signs of your property being insulated previously

Cavity walls, of course! To check this, look for signs that your walls have been drilled in a pattern. If your
property has been rendered or repointed you might be able to see holes within the mortar line. (This is usually
easier to spot under the windows or in the corners of a property).

Remember, to check your energy performance certificate (EPC) as it is indicated on there). These records
should be accurate but it’s always best to have your walls double checked for insulation if you’re unsure or
have moved in with no cavity wall certificates.
